- Description:
- The subject of this public contract is a service consisting in ensuring the proper functioning and operation (hereinafter referred to as "management") of buildings or objects including land (hereinafter referred to as "object") in Pardubice, the owner of which is the Czech Republic and the contracting authority is responsible for managing the objects.
Management of the facility is focused on oblast administrative and economic area, operational and technical area, other activities and care of the client's property, when in particular the following services will be required in individual areas:
Administrative and economic area:
•negotiations with suppliers and authorities (regional office, city municipality, cadastral office , PCR),
•collaboration on the preparation and progress of procurement procedures for supplies and services,
•collaboration on economic management (analysis of past periods and forecast of expected income/expenses/revenues/costs in the following period), optimization of costs and income,
•maintenance of current records tenants,
•administrations regarding rental contracts, including their changes, dealing with notices, monitoring the end of validity of contracts,
•cooperation in entering mandatory data into the Central Register of Administrative Buildings (CRAB),
•cooperation in solving insurance claims,
•cooperation in securing electricity supplies, water, gas, heat to the property and carrying waste water, rainwater,
•searching for new tenants - advertising, communication with the real estate agency, including inspections,
•preparation and registration of handover protocols (non-residential premises, keys, furniture, etc.) ,
