- The subject of the public contract is the provision of the services of an architect and general designer for all phases of project preparation up to the realization of the building. The project concerns the reconstruction of the existing building of TJ Tesla Brno, which mainly includes a sports pool and a hall in the Lesna sports complex. The project includes preparatory work, design of layout modifications and, in particular, measures leading to energy savings. Part of the performance is the preparation of complete project documentation, including the engineering work required for the implementation of the construction. The contractor will also ensure all necessary opinions of the relevant state authorities administration and procure building permits for the implementation of the investment plan.
It follows that any interventions in the exterior and characteristic elements must respect and preserve the original as much as possible appearance facades, division of openings, materials, proportions, details. At the same time, it is necessary to fulfill the goal of the project: to significantly reduce the building's energy consumption. This means designing modern technical measures (insulation, replacement of hole fillings, air recovery, efficient heating/cooling, cogeneration, PV) so that so as not to disturb the visual integrity of the building. Aesthetics and energy efficiency must be harmonized in the final design facade interventions, new equipment and installations must not exceed the limits of acceptable changes in the appearance of architecturally valuable parts of the building.
